Building and Development

  • The number of residential permits with values exceeding $1 million nearly doubled from 2015 to 2016.
  • The value of permits issued for single-family homes reached its highest level since before 2009.
  • The post-recession building boom slowed in 2016, resulting in both fewer and a lower total value of construction permits issued after a peak in 2015.

Real Estate Market

  • The rental market in Saint Paul has grown significantly since 2010. From 2010 to 2015, the number of renter-occupied units increased by nearly 6,000, and rental prices have remained more affordable than much of the metro area.
  • Foreclosures, vacancies and demolitions have continued to decrease following peaks during the Great Recession.

Employment and Wages

  • The number of jobs in Saint Paul has continued to steadily grow in the wake of the recession, with the largest gains being seen in the private sector.
  • “Information” and “Management of Companies” led job growth. “Transportation and warehousing” and “Construction” are the industries that saw the steepest declines.
  • Saint Paul's average annual unemployment rate (3.6%) is just slightly above the metro area as a whole.
  • As elsewhere in the state and metro area, average weekly wages fell slightly from Q4 2015 to Q4 2016.

Demographics

  • The population of Saint Paul grew by 19,374 people, or 6.4%, from 2010 to 2016. In 2015, Saint Paul's population broke 300,000 for first time since the early 1970s.
  • The average household in Saint Paul has gotten steadily smaller since 1970, meaning we'll need more units of housing to house a similarly-sized population.
  • Population growth in recent years has been driven particularly by people of color.  Saint Paul's white population has stayed fairly unchanged, while most racial and ethnic groups have gained population.
  • In recent years, number of very poor decreased, while the number of people living just above the poverty line increased
  • Over the last several years, residents have tended to be better educated than in the past
